20. Authorize the Approval of a Major Subdivision Named Camellia Trail Subdivision. The Subject Property is Located Near the Intersection of Montgomery Cross Road and Hodgson Memorial Drive. This Proposed Subdivision Totals 1.72 Acres and will Consist of 9 Single-Family Lots with Varying Lot Sizes. The Property is Between Eugene & Dennis Streets in Aldermanic District 4.

Description

On behalf of On Eugene Street Investments, LLC and the project team associated with the Camellia Trail development, we respectfully submit this narrative describing the proposed subdivision for consideration by the City of Savannah. This application intends to recombine three existing parcels to be subdivided into nine parcels with lot areas greater than the minimum standard required in RSF-6. This new residential development aligns with the City’s zoning ordinance, future land use plans, goals for smart, sustainable growth, and requests no variances. This proposal complies with zoning standards, including lot size, frontage, and density requirements. The subdivision will be accessed via Bruce or Aegean Streets from the south to Dennis or Eugene Streets.  All new lots have direct access to existing public roads. The infrastructure improvements, including sidewalks, stormwater volumes, and utility extensions, are planned per City development standards and approved Site Development Plan 24-09353-SITE. We believe Camellia Trail will contribute positively to the City of Savannah’s residential fabric by offering well-designed, centrally-located housing with access to employment and amenities. 

 

According to FEMA Flood Plain Map Panel 13051C0276G, the property is in Zone X and not in a Special Flood Hazard or a Special Flood Hazard Area. The property is in Aldermanic District 4 between Dennis Street and Eugene Street.
