15. Petition of Josh Yellin on behalf of 25 East Maupas, LLC for a Special Use Permit of 0.20 acres at 15 and 25 East Maupas Avenue (20074 04023 and 20074 04024) in the TC-1 (Traditional Commercial-1) Zoning District to Allow for a Retail Consumption of Alcohol with Conditions in Aldermanic District 2 (26-002396-ZA).

Description

The Petitioner requests approval of a Special Use Permit to allow a retail consumption dealer in connection with a theater at 15 and 25 East Maupas Avenue. The property is located within the Streetcar Historic Overlay District and was previously used as a construction office. The property is within the Traditional Commercial Future Land Use category and the Traditional Commercial (TC-1) Zoning District. 

Recommendation

On June 2, 2026, the Planning Commission recommended approval of the Special Use to allow a retail consumption dealer in connection with a theater with the following conditions:

  1. The Special Use Permit shall be nontransferable;
  2. Operate only in conjunction with the theater use; and
  3. Alcohol sales are limited to on-premises consumption only.
