41. Approval of a Major Subdivision: Pearl Street Townhomes. The subject property is a newly created subdivision in Norwood Ward, Lots 72 through 78. This subdivision totals 0.317 acres and consists of nine (9) townhome lots. The nine lots have frontage along Pearl Street with the cross streets of Barnard and Bull Streets in Aldermanic District 5.

Description
The subject property is a newly created subdivision named Pearl Street Townhomes in Norwood Ward. This subdivision totals 0.317 acres and comprises nine (9) townhome lots. The nine lots have frontage on Pearl Street. The property is in Aldermanic District 5 and is zoned TC-1 (Traditional Commercial). The required infrastructure improvements to support this development included improving water and sewer services, installing a stormwater conveyance system, installing a concrete curb and gutter, and installing approximately 200 feet of sidewalk. 
 
According to FEMA Flood Plain Map Panel #13051C0161G, the subject property is in Zone X, not a 100-year flood hazard area. This subdivision was presented before the MPC Planning Commission on September 10, 2024, and the MPC Staff recommends approval.
