42. Motion to Approve a Major Subdivision of Savannah Highlands Phase 4

The subject property is located within the Savannah Highlands Subdivision, which is a part of the Highlands Development in the North Godley PUD. This proposed phase totals approximately 5.20 acres and will consist of 25 single-family lots with varying lot sizes. Phase 4 is located along Orkney Road north of Bridlington Way in an area of Savannah Highlands that was originally planned for town home development. The latest Master Plan revision of Savannah Highlands now has this area and all of the remaining lands approved for single-family detached development.

The required infrastructure improvements to support this phase of development included the removal of unnecessary service laterals, installation of several new service laterals, the repair and extension of mains, as well as an extension of the existing roadway to total approximately 150 feet.

According to FEMA Flood Plain Map Panel #13051C0017G, the subject property is located in Zone X. There are no state waters located within 200 feet of this property, and no wetlands located within this phase of the property. Water and sewer service are both currently provided and maintained by the City of Savannah, and will remain as such.
