6. Motion to Rezone 120 E Duffy Street from 1-B to 3-R (Petitioner: Robert L. McCorkle for KPL Real Estate Services, LLC)

The petitioner, Robert L. McCorkle as agent for KPL Real Estate Services, LLC, is requesting to rezone property at 120 East Duffy Street from the 1-B Zoning District to the 3-R Zoning District (File No. 18-002327-ZA). The subject property is within the Victorian Planned Neighborhood Conservation (P-N-C) District and Aldermanic District 2.

There are six mixed-use zoning districts within the Victorian P-N-C District. Each district permits residential and nonresidential uses with varying degrees of intensity from the standpoint of density and permitted uses. 

The property is an undeveloped lot measuring 35 feet in width and 105 feet in depth which is a typical residential lot size in the neighborhood. The purpose of the rezoning request is to permit one additional residential dwelling unit.

On May 15, 2018, the Planning Commission voted to recommend approval of the petition.
