The subject property is the seventh phase in an established subdivision named Highland Falls.  This proposed phase totals 6.233 acres and will consist of 21 single family lots with varying lot sizes.  Highland Falls has its own dedicated entrance located off Highlands Boulevard west of Interstate 95. The required infrastructure improvements to support this phase of development included the extension of water and sewer mains, the installation of water and sewer services, the installation of stormwater conveyance system, and the extension of approximately 700 lf of roadway.  According to FEMA Flood Plain Map Panel 13051C0017G, a portion of the subject property is located in Zone AE, a flood hazard zone, having a base flood elevation of 15 feet. The water and sewer service for this project area provided and maintained by the City of Savannah.
