32. Approval of a Major Subdivision: Hill-Durrence West Tract, Parcel B. The subject property is the western portion of land formerly known as the Hill Durrence Tract. This proposed property totals 167.354 acres and will consist of 5 lots with varying lot sizes and a publicly dedicated right-of-way located at Fort Argyle Road and Arkwright Lane in Aldermanic District 5.

Description

The subject property is the western portion of land formerly known as the Hill Durrence Tract. These proposed western tracts and created rights-of-way totaling 167.354 acres will consist of a residential complex near the Fort Argyle Road entrance and multiple warehouses towards the center and rear of the western portion. As mentioned, this subdivision will create a new roadway that is connected to Fort Argyle Road and will be the main access for the western tracts. The required infrastructure improvements to support this phase of development included the extension of water and sewer mains, the installation of water and sewer services, the installation of a stormwater conveyance system, and the extension of approximately 1,504 linear feet of roadway. 

 

According to FEMA Flood Plain Map Panel 13051C0118H, the subject property is located in Zone X, not a flood hazard zone. The water and sewer service for this project area provided and maintained by the City of Savannah.
