Description

Harold Yellin on behalf of Savannah Economic Development Authority (SEDA) is requesting a zoning map amendment for 500 John Carter Road where approximately 118 acres will remain I-L (Light-Industrial) and approximately 513 acres are proposed to be I-H (Heavy-Industrial). The property is undeveloped and includes a total of 632 acres and includes 243 acres of wetlands and 389 acres of upland.

The subject property abuts Interstate 16 and is accessed from Old River Road and Four Lakes Boulevard.  It is located northeast of the intersection of John Carter Road and Old River Road and abuts Interstate 95 to the east. In 2016, SEDA purchased the property through the Special Purpose Local Option Sales Tax (SPLOST).  The project was a joint venture between Chatham County and the City of Savannah with the intent of establishing a manufacturing center. The initial phases of development have been completed to include construction of the primary spine road Four Lakes Boulevard, stormwater detention, and wetland mitigation.

The petitioner is requesting an I-H zoning classification while leaving the property closest to residential uses as I-L.

 

Recommendation

On October 11, 2022, the Planning Commission recommended denying the zoning map amendment for 500 John Carter Road (PIN 21047 02001) from I-L to I-H.
