11. Authorize the City Manager to Execute a Contract for Installation of an HVAC System & Vapor Barrier System with Johnson-Laux Construction (LOCAL, DBE) in an Amount up to $195,395. The vapor barrier will be installed in the archival vaults in the basement of City Hall and will reduce moisture intrusion from surrounding underground soil (subgrade). (Capital Projects)

Description

This purchase is for the installation of an HVAC system and a complete vapor barrier system from Johnson-Laux Construction in an amount up to $195,394.96. 

 

A new HVAC split system with dehumidification will be installed, adding to the existing duct system and a complete barrier system will be installed throughout the archival vaults in the basement of City Hall. The scope of work includes patching and preparing exterior and interior concrete walls, floors, and ceilings in the archival vaults, replacing interior wall panels with gypsum wallboard in corridor accessing the vaults, and applying a four-part vapor barrier system on floors, walls, and ceilings in archival vaults and access corridor. The vapor barrier will sufficiently reduce moisture intrusion from surrounding underground soil (subgrade) into the archival vaults to allow the proposed HVAC system to keep the temperature/humidity levels in the space within acceptable ranges to preserve the City’s oldest historical records stored within these vaults for future generations of citizens. 

 

The State of Georgia’s job order contract will be used to perform this project to meet time constraints and City ordinance requirements. The State of Georgia’s job order contract is considered a convenience contract that is available for use by all State, City, and County public entities. The purpose of this contract is to provide multi-traded general construction services to accomplish small to medium-sized projects for repair, alteration, modernization, rehabilitation, renovation, and minor new construction to infrastructure, buildings, structures, or other real property. The State of Georgia used a competitive bidding procedure to select contractors to perform these services for this project.
