Description Ed Garvin (Agent) for Sarah Heymen (Owner) is requesting to amend the Zoning Map from RSF-6 (Residential Single Family-6) to OI-T (Office and Institutional-Transition) for the property located at 23 Weiner Drive. The subject property is approximately 0.20 acres located on the northwest corner of the intersection of East Montgomery Crossroads and Weiner Drive. It is a vacant parcel that was previously developed with a single-family residential structure built in conjunction with the Skyland Terrace Neighborhood. The intent of the OI-T classification is to “facilitate the orderly transition of properties originally developed for residential use to limited nonresidential uses. These properties are in areas where increased automobile traffic, road widening or other factors have diminished residential viability, resulting in the need for a transitional area to buffer surrounding residential properties.” The purpose of this zoning district applies to the proposed rezoning of the subject property. The MPC staff report and subsequent recommendation from the Planning Commission find that a rezoning to OI-T would not likely lead to negative impacts on the existing single-family residential neighborhood due to the limited range of uses permitted in the district. The following conditions are recommended by the City to provide consistency with previous rezonings for the OI-T zoning district:

Recommendation The Planning Commission recommends approval of the petition to rezone 23 Weiner Drive from the RSF-6 zoning district to the OI-T zoning district. The following conditions are recommended by the City to provide consistency with previous rezonings for the OI-T zoning district:
