Title Motion to Adopt Ordinance Rezoning 2415 E DeRenne Ave from R-6 to R-M-6 (Petitioner: Neil Dawson for St. John Baptist Church) | |
Description The Mayor and Aldermen approved this rezoning request following a zoning hearing at the December 7, 2017, City Council Meeting. The action being considered now is the approval of an ordinance to rezone 2415 E DeRenne Ave from R-6 to R-M-6. The petitioners, Neil Dawson of LS3P Associates LTD, and St. John Baptist Church, property owner, are requesting that a tract of land located at 2415 E DeRenne Ave (PIN 2-0138 -01-043A) be rezoned from an R-6 (Single-family Residential – 6 units per net acre) zoning district to an R-M-6 (Residential-Multifamily - 6 units per net acre) zoning district (File No. 17-005892-ZA). The purpose of the rezoning is to accommodate a proposed adult day care center (Use 18m) to be established in a portion of an existing structure located on the subject site, which is part of an existing private school facility. However, the majority of the school facility is located on an adjoining parcel of land with a separate property identification number (PIN 2-0138 -01-058) than the petitioned site. On October 31, 2017, the Planning Commission voted to recommend approval of the petition to rezone the subject site from R-6 to R-M-6. On October 26, 2017, the Zoning Board of Appeals approved the adult day care center as a special use with the following conditions: 1) that the petitioner successfully petition for the rezoning of the property from R-6 to RM-6; 2) that the petitioner provide a site plan of the proposed use to include location of principal use sign; 3) that the petitioner shall be limited to a principal use sign of no more than 12 square feet; and 4) that the petitioner shall comply with the Georgia Department of Human Resources "Standards for Adult Day Care," as amended. | |
