Description

Robert McCorkle on behalf of Madison Capital Group, is proposing a zoning map amendment to rezone a 27.98-acre property from PUD-BC-CO (Planned Unit Development - Community Business - County) to RMF-2-15 (Residential Multifamily 2 – 15 units per acre). On July 28, 2022, the property was annexed into the City of Savannah (File No. 22-002845-ZA). Located on the southwest quadrant of the intersection of Ogeechee Road and Chatham Parkway, the property is bounded on the south by a rail line, north by a shopping center, east by Chatham Parkway, and west by undeveloped land. 

 

The petitioner’s stated intent is to develop the property as a residential apartment community. The RMF-2-15 zoning district allows one-family, two-family and multifamily residential, as well as certain civic uses, churches, and schools. The Concept Plan (Exhibit 3) indicates the construct of nine, three story residential buildings with 39 dwelling units each, for a total of 351 dwelling units along with onsite amenities. The Concept Plan also shows 620 parking spaces. The subject property is currently zoned commercial, which would allow uses such as grocery stores, hotels, restaurants, and retail, all of which could be developed on the property. The portion proposed to be rezoned can accommodate multifamily residential.

Recommendation

On June 13, 2023, the Planning Commission recommended approval of the zoning map amendment for the 27.98-acre property at Ogeechee Road and Chatham Parkway (PIN 10837 01001) from PUD-BC-CO (Planned Urban Development - Community Business - County) to RMF-2-15 (Residential Multifamily-2-15 units per acre).
