11. Authorize the City Manager to Execute a Amendment to the Final Project Closeout Modification for the Delaware Center Project with Johnson-Laux Construction (LOCAL) in the Amount of $81,439. This amendment covers changes due to additional roof replacement, upgrading newly installed HVAC units to the City’s HVAC automation system, installation of gutters to correct unforeseen drainage issues, and permanent lettering on the exterior of building. Description

This is for an amendment to the final project closeout modification for the Delaware Center Project with Johnson-Laux Construction in the amount of $81,439. This amendment is to cover changes due to additional roof replacement, upgrading newly installed HVAC units to the City’s HVAC automation system, installation of gutters to correct unforeseen drainage issues, and permanent lettering on the exterior of the building. 

 

At the onset of this project, it was determined that about 40% of the roofing was still in acceptable condition. After several severe weather events that caused leaking in areas that were not present during the building evaluation, it was determined that the remaining areas of roofing needed to also be replaced. New gutters were also required to combat water intrusion at the front entrance. To ensure the city’s commitment to efficiency and energy-saving activities, the newly installed HVAC units needed to be connected to our city-wide automation system. This amendment also covers the installation of exterior lettering to commemorate Mr. John S. Delaware on the eastern façade of the building. 

 

The original Johnson-Laux contract for this project was approved by the City Council on July 22, 2021 in the amount of $1,059,161.50.  City Council approved a  final closeout modification of $286,481 on September 8th, 2022.  The total contract amount to date including this amendment is $1,427,080.83.
