Description

The petition of Bob Isaacson (Agent) on behalf of Savannah Core (Owner) is to amend the East Broad Market Lofts Planned Unit Development (PUD) of the Zoning Ordinance to include 527 E. 39th Street (PIN 20075 05010) in the boundaries of the PUD. As part of the review process, the zoning text amendment (this petition) must be amended as well as the zoning map (File No. 21-002411-ZA).

The purpose of the East Broad Market Lofts Planned Unit Development (PUD) is to provide a process to permit a unique planned unit development which would otherwise not be allowed. The standards and procedures of this district are intended to promote flexibility in design, allow a diverse yet integrated arrangement of uses, and provide the Mayor and Aldermen with the absolute authority to establish such limitations and regulations as it deems necessary to protect the health, safety, and general welfare of the area.

The East Broad Market Lofts PUD currently consists of parcels comprising approximately 1.60 acres located on East Broad Street, E. 38th Street and E. 39th Street (refer to Exhibit 3 – Map of Planned Unit Development).

The parcel under consideraiton for rezoning is a 2,760 square foot lot that includes a 1,200 square foot single-family residence built in 1920. If the property is rezoned, the property owner must comply with the development and use standards outlined in the East Broad Market Lofts PUD. It is the petitioner’s intent to convert the residence into a tea house.

 

Recommendation

The Planning Commission recommends denial of the petition of Bob Isaacson (Agent) on behalf of Savannah Core (Owner) to Amend East Broad Market Lofts PUD to include 527 E. 39th Street (PIN 20075 05010).

If Mayor and Aldermen approve the petition, the following conditions shall apply:

  1. Submit revised Master Plan (Exhibit A) within 90 days of the final decision; and

  2. With any future amendments, require an update of the East Broad Market Lofts PUD to ensure consistency with the Zoning Code.

**Note, both the zoning map amendment (File No. 21-002411-ZA) and text amendment (File No. 21-002377-ZA) must be approved for the parcel to be included in the East Market Lofts PD.**
