Description

Recommend approval of a final project close-out modification for City Hall Third Floor Renovations with Landmark Preservation in the amount of $38,106.70.

The additional scope of services included rerouting of unknown 4th floor HVAC, electrical and plumbing lines found within 3rd floor drop ceilings, and repair/replacement to leaking sewer vent stack within 2nd, 3rd and 4th floor west wall discovered during construction.

The first step of construction for this project was to have the contractor perform exploratory demolition to determine actual conditions, and then modify the scope to fit the project budget based on these conditions.  As circumstance of the revised scope and completion of exploratory demolition, additional scope was required to address unknown conditions within the existing drop ceilings.   These changes were necessary to optimize funds allocated for this project while maintaining the required historical preservation attributes related to the scope of work.

The original Landmark Preservation contract for this project was approved by City Council on February 27, 2020 in the amount of $892,624.73.  The total contract amount to date including this modification is $930,731.43.
