Description The petitioner, Ryan Arvay as an agent for Historic Savannah Foundation (HSF), is requesting an amendment to the Zoning Map for 1811 Martin Luther King, Jr. Boulevard (PIN 20066 24003) from TR-1 (Traditional Residential-1) to TC-1 (Traditional Commercial-1). The rezoning will allow HSF to construct a mixed-use structure with ground floor commercial and three dwelling units—one on the ground floor and two on the upper story. The previous structure was demolished in 2015. The subject property is approximately .08 acres and is located at the northwest corner of Martin Luther King Jr. Boulevard and Kline Street in the Cuyler-Brownvillle Historic District. The proposed TC-1 zoning designation allows a mix of uses that are compatible in historic neighborhoods. The property historically was developed as mixed-use, and the proposed rezoning will restore the development pattern. The petioner also filed a Zoning Board of Appeals (ZBA) petition for parking and lot coverage variances. | |
