The proposed lease is for 3,396 square feet of space located at 11 Gateway Boulevard, Suite #53, for use as a police substation. The space is located at the Shoppes of Savannah at the southeast quadrant of Interstate 95 and SR 204 (Abercorn). The intent is to use this facility to provide office, restroom, and break-room space for officers patrolling in the southwest sector of the City. These officers will be stationed at the Southside precinct at the Oglethorpe Mall. The substation will be used by all shifts patrolling in the area.

The facility is part of a retail center that offers good access, visibility, and parking. The space is a former retail suite that is improved with carpeting, painted interior walls, and former tenant shelving fixtures along the perimeter. The landlord has agreed to install a new air conditioning unit and renovate the bathroom. The City will re-brand the space with new carpet and paint. The lease term extends for three years with the option to extend for five additional one-year periods. 

The lease rate is $3.36 per square foot, equating to $11,410 per year. The City will be responsible for interior maintenance, janitorial, and utility costs. The facility will help the City meet current facility needs associated with creation of the Savannah Police Department.   

The lease has been reviewed by the Real Property Services Department and City Attorney's Office.
