Title 41. Motion to Approve Release of Easement Across 1315 and 1319 Dean Forest Road. | |

Description North Signal Capital, LLC (NSC), a development group headquartered in Connecticut, is under contract to purchase the privately owned properties located at 1315 Dean Forest Road (PIN 2-0990-01-013) and 1319 Dean Forest Road (PINs 2-0990-01-012), collectively the "Dean Forest Road Parcels". NSC intends to develop a $21 million warehouse facility on the site. The City’s Dean Forest Landfill is located directly west of these properties. The landfill parcel included an easement for utilities across the Dean Forest Road Parcels. This easement is no longer needed since the City developed an access road with utilities to the landfill. In addition, the Dean Forest Road Parcels have above-ground electric lines and a dirt service trail across them. The City does not have an easement over the trail and does not use it. To clean up title issues prior to closing, NSC has requested the City quitclaim any rights to both the easement and trail. Sanitation and Real Estate Services have reviewed this request and have no objections. | |
