Description

Robert McCorkle on behalf of Paul DeLoach is requesting an amendment to the Zoning Map for three parcels located at 8020 Waters Avenue, 1104 Corinth Avenue and 1106 Corinth Avenue (PINs 20493 02002, 20493 02001, 20493 02001A) from RSF-6 (Residential Single Family-6) to O-I (Office Institutional). The 0.69 acres of property is located on the northeast corner of the intersection of Waters Avenue and Corinth Avenue. Corinth Avenue is a dead-end street with seven occupied homes and one unoccupied home. Across from Corinth Avenue on the southeast corner is a church. South University is located across the street from these properties on Waters Avenue. The subject property has 212 feet of frontage on Corinth Avenue and 140 feet of frontage on Waters Avenue with one access cut on the Corinth Avenue side.

 

The O-I district allows office uses as well as a limited number of other uses that are compatible with an office environment. The OI district is intended to be located in close proximity to Nonresidential districts and may be used as a transition between such areas and Residential districts. However, the Planning Commission recommended the alternative zoning classification of OI-T (Office-Institutional-Transition). This zoning classification facilitates the orderly transition of properties originally developed for residential use to limited nonresidential uses. These properties are located in areas where increased automobile traffic, road widening or other factors have diminished residential viability, resulting in the need for a transitional area to buffer surrounding residential properties.

Recommendation

The Planning Commission recommended denial of the petition to rezone 8020 Waters Avenue, 1104 Corinth Avenue and 1106 Corinth Avenue (PINs 20493 02002, 20493 02001, 20493 02001A) from RSF-6 (Residential Single Family-6) to O-I (Office Institutional). The alternative recommendation approved by the Planning Commission was to rezone the subject properties to OI-T.
