Description The petitioner, Harold Yellin for Vista Realty Partners (Owner PHRM Holdings, LLC), is requesting an amendment to the Zoning Map for 1000 Chatham Center Drive (PIN 20739 01013) from B-C (Community Business) to RMF-2-25 (Residential Multi-Family-2-25 dwelling units per acre). The 15.75 acre site is located on Chatham Center Drive at I-16 next to an existing apartment complex. The proposed rezoning would change a portion of the subject property to multi-family but maintain the commercial zoning along the frontage of Chatham Parkway for future development. The property is within a mixed-use area including residential and nonresidential uses. The existing zoning allows a wide array of commercial uses including hotels, office buildings, grocery stores and other retail and service-oriented business. The proposed zoning fits into the development pattern and the property is situated in an area that can accommodate future development within that zoning classification. It is anticipated that the arterial roadways will accommodate an increase in vehicular traffic and complement the Chatham Center development.

Recommendation On September 21, 2021, the Planning Commission approved an amendment to the Zoning Map for 1000 Chatham Center Drive (PIN 20739 01013) from B-C (Community Business) to RMF-2-25 (Residential Multi Family-2-25).
