Title 34. Motion to Approve a Major Subdivision of Parcel 1 being a Portion of Former Tract M of The Highlands | |

Description The subject property is located within The Highlands development, which is located west of Interstate 95 and north of Jimmy DeLoach Parkway. This proposed subdivision will contain four parcels on 178.689 acres. Parcel 1 was formerly a portion of the larger Highlands Tract M and was recently subdivided to create the 178.689-acre Parcel 1. The property is currently zoned I-L, Light Industrial. The purpose of the proposed subdivision of Parcel 1 is to create four separate parcels to be developed individually as a warehouse distribution center. The proposed plat includes all of the necessary access and utility easements to ensure each proposed lot has adequate ingress and egress access as well as the ability to extend the necessary infrastructure to support each individual lot. According to FEMA Flood Plain Map Panel #13051C0017G & 16G, a portion of the subject property is located in Zone AE, a special flood hazard area as determined by FEMA. There are wetlands located within this property and are under the jurisdiction of the U.S. Army Corps of Engineers. Water and sewer service for the development is provided by the City of Savannah. | |
