The Mayor and Aldermen approved this request after a Zoning Hearing at the June 20, 2019 Regular City Council Meeting. The action being considered today is the approval of an Ordinance.
Petition of Joshua Yellin, agent for Brenda K. Horton (Owner) requesting approval to amend the Future Land Use Category of a 0.49-acre parcel (7201 Van Buren Ave) from its existing Residential - Suburban Single Family Land Use Category to the Commercial - Neighborhood Future Land Use Category.
The property is currently occupied by a single-family residence and is the only parcel of land with a Future Land Use Category of Residential - Suburban Single Family directly fronting Eisenhower Drive. To both the east and west are more intense office and commercial uses. Despite this, the property lacks direct vehicular access to Eisenhower and currently connects only to Van Buren Avenue, which is a dead-end residential street.
Future Land Use categories:
Residential – Suburban Single Family: Areas identified for single-family detached residential dwellings at a density not to exceed five (5) units per gross acre.
Commercial – Neighborhood: Nodal and strip business areas that are within predominately residential areas and are developed at a scale and intensity compatible with adjacent residential uses.
On May 14, 2019, the Planning Commission voted to recommend approval of the associated request to rezone the property from R-6 to I-P, which requires the change in the Future Land Use Category.
