28. Approval of a Major Subdivision, Camden Crossing and Cottage Row Phase 1, which is Located South of I-16 on Little Neck Road in Aldermanic District 5. This subdivision will consist of 64 lots with varying lot sizes.

Description

Konter Development (Camden Crossing, LLC), is proposing the subdivision of a portion of Tract A-1 (Pin 21024 01005) and Tract A-2 (Pin 21024 01006) lands of Camden Crossing LLC. The northern portion of the development has 44 lots - Camden Crossing, Phase 1. The southern portion of the development has 20 lots - Cottage Row, Phase 1.

The parcel was annexed into the City in 2006. At that time, the properties were rezoned from the County’s R-A (Residential-Agricultural) and PDR-SM (Planned Development Reclamation-Surface Mining) zoning classifications to the New Hampstead PUD (Planned Unit Development). When this occurred, the rezoning was consistent with the City’s Future Land Use Plan and established a zoning district that was more compatible for the surrounding neighborhoods than the County’s zoning. The PUD – New Hampstead zoning classification also encouraged flexibility, diversity, and integration of uses and development standards.

In 2018, the New Hampstead PUD was amended to include an overall reduction in residential dwelling units and a reorientation of some of the other approved uses. This was not a significant change to the previously approved land use plan and would not be detrimental to the properties within the New Hampstead development or to properties within the general vicinity.

Attached is the original New Hampstead PUD Master Plan and the amended Master Plan. The subject property is designated R-15.
