| Description Recommend approval of a Major Subdivision. Forestar (USA) Real Estate Group, Inc. proposes to subdivide an existing property, specifically a portion of Parcel 3-A within the New Hampstead Development Area. The subdivision of Parcel 3-A, identified as Parcel ID 21047 03038, will create 119 individual lots (lots 1701 through 1819), designated Common Areas 6-1 and 6-2, as well as a Public Right of Way for Coneflower Road, encompassing a total of 26.226 acres. The site is being developed in accordance with the previously approved "New Hampstead Planned Unit Development" (approved in 2019 and amended in 2025). The overall development will consist of 564 units comprised of a mix of townhomes and single-family residences. According to FEMA Flood Insurance Rate Map (FIRM), Panel 13051C0105G, the property is located within a flood hazard zone X, X(Shaded) and AE-18’. | |
