The subject property is the sixth phase of an established subdivision named Spring Lakes, which is part of the Highlands Development in North Godley PUD. The proposed phase totals 9.72 acres and will consist of 35 single family lots with varying sizes that meet all City development standards. Spring Lakes has its own dedicated entrance located off of Benton Boulevard. The developer will be required to design-engineer all infrastructure in accordance with City specifications and fund thier construction.  The required infrastructure improvements to support this phase of development include the extension of water and sewer mains, the installation of water and sewer services, pond excavations, the installation of stormwater conveyance system, and the extension of approximately 1,450 lf of roadway.
