Description

Zoning Hearing held on August 12, 2021.

The petition of Bob Isaacson (Agent) on behalf of Savannah Core (Owner) is to amend the zoning map for 527 E. 39th Street (PIN 20075 05010) from TN-2 (Traditional Neighborhood-2) to East Broad Market Lofts Planned Unit Development (PUD). To provide consistency, the zoning map (this petition) must be amended along with the PUD text which is part of the Zoning Ordinance (File No. 21-002377-ZA).

The subject property is located on the south side of East 39th Street between Price Street and East Broad Street within the TN-2 (Traditional Neighborhood-2) zoning district. The lot is 2,760 square feet and includes a 1,200 square foot single-family residence built in 1920.

The purpose of the East Broad Market Lofts Planned Development (PUD) is to provide a process to permit a unique planned unit development which would otherwise not be allowed. Prior to the update of the zoning ordinance in 2019, the property was zoned B-N (Neighborhood-Business). No evidence of a Business Tax Certificate is on file with the City to suggest that the parcel was previously used for something other than a residence.

By rezoning the property, the petitioner will have to comply with the development and use standards of the East Broad Market Lofts PUD. It is the petitioner’s intent to convert the residence into a tea house.

Recommendation

The Planning Commission recommends approval of the petition of Bob Isaacson (Agent) on behalf of Savannah Core (Owner) to amend the zoning map for 527 E. 39th Street (PIN 20075 05010) from TN-2 (Traditional Neighborhood-2) to East Broad Market Lofts PUD and finds that it is compatible with the surrounding neighborhood and existing PUD.

**Note, both the zoning map amendment (this petition) and text amendment (File No. 21-002377-ZA) must be approved for the parcel to be included in the East Broad Market Lofts PUD.**
