Description

The petitioner Neil McKenzie, Coleman Company, on behalf of Sweetwater Land Developers LLC, is requesting a map amendment to rezone the 12.13 acre property located at Sweetwater Station and Clubhouse Drive from RA-CO (Residential Agriculture-County) to RSF-5 (Residential Single Family–5). In 2021, the subject parcel was annexed into the City.

The property is a part of a single family detached residential subdivision called Sweetwater Station. The subdivision is being built out in phases consistent with the 2005 Master Plan as provided in Exhibit 3. The majority of the master planned area is zoned RSF-6 with minimum lot widths of 60-feet and a minimum lot areas of 6,000 square feet. Two smaller portions of the Master Plan include areas zoned RSF-5 with minimum lot widths of 50-feet and minimum lot areas of 5,000 square feet.

The proposed RSF-5 zoning classification will permit a minimum lot width of 50-feet and a minimum lot area of 5,000 square feet. These dimensions are consistent with other areas within Sweetwater Station. The proposed district is appropriate at this location.

Recommendation

On February 8, 2022, the Planning Commission recommended approval of the zoning map amendment for the 12.13 acre property located at Sweetwater Station and Clubhouse Drive from the RA-CO (Residential Agriculture-County) zoning classification to RSF-5 (Residential Single Family–5) zoning classification.
