Motion to Modify Contract for Tompkins Community Center with Dabbs-Williams General Contractors (Event No. 3679)
Description

Recommend approval of Contract Modification No. 3 for the Tompkins Community Center Renovations and Addition to Dabbs-Williams General Contractors, LLC in the amount of a reduction of $12,711.00.

The original contract was for constructing additions and gym renovations to the Tompkins Community Center, including a new community center portion with kitchen, multipurpose rooms, exercise room, game room, computer room, lockers and showers, offices, storage, restrooms, and ancillary space. The gymnasium received new finishes. The project also included upgraded utilities, an upgraded storm water pond, parking lot upgrade, sidewalks, and landscaping.

This contract modification is needed for various cost increases and credits as outlined below:

  • Water line and sewer line modifications to accommodate existing conditions
  • Additional underground conduits to accommodate communication services
  • An underground gas line from the new system to the existing gas-powered installations in the gymnasium (not addressed in the design)
  • Water coolers and finish material upgrade per the user department’s requests
  • Pool lift foundation and mast modifications to accommodate existing structural conditions at the swimming pool 
  • Electrical service changes to fit the existing installations and meet the user department’s needs 
  • A dryer vent
  • A roof drainage extension and additional roof components 
  • Additional demolition for hidden conditions 
  • Concrete repairs

Credits are for the remainder of a utility allowance, a canceled electrical panel replacement that was found was unadvisable, and recuperation for expenses of refinishing the existing gymnasium floor due to surface damages, replacing a damaged utility pipe section by the City after completion of the project, and the televising of a damaged storm line to inspect repairs. Also, the credits include reimbursement for charges for gas and electricity used in the project, as well as for charges incurred for re-testing non-complying installations and stand-by time for delayed tests and inspections.

This project is complete.

The original contract was approved by Council on January 21, 2016 in the amount of $2,665,000.00. The total amount of this contract to date, including this modification, is $2,815,131.00.
