This is for contract modification no. 1 for the final project close-out modification for the Hudson Hill Community Center project with Akins Construction in the amount of $149,126. The current contract with Akins includes the construction of a new community center at 2227 Hudson Street to replace the facility that was previously demolished. This contract modification is needed to cover costs associated with various credits, added costs due to unforeseen conditions, constructability items, clarification in plans, and owner-requested changes. The main unforeseen condition was the unsuitable soils found under the planned building pad and parking lot, and the remediation efforts needed to ensure structurally sound bases. Other minor changes include stormwater drainage plan revisions, added electrical work per IT needs, owner-requested painting of unfinished CMU, asphalt plan revisions, and HVAC revisions, among others. The City is also working to close out this project capital account with additional owner-requested costs to include new multipurpose room round tables, additional chairs, new picnic tables and garbage cans, a fence around the pond, and a new ice machine. 

This contract was originally approved by the Council on October 14, 2021, in the amount of $2,774,827. The final project close-out amendment is in the amount of $149,126. The total amount of this contract to date, including this modification is $2,923,953.
