28. Authorize the City Manager to Execute the Final Close-out Modification for Dundee Cottages Infrastructure with Johnson-Laux (LOCAL) in the Amount of $127,473. This modification is needed for the removal of additional unsuitable debris found at the site over the contract allowance, revisions to the site plans to accommodate an updated building footprint including additional grading and the installation of a knee wall, and additional utility underground work for electrical, water, and sewer. Description

This is for contract modification no. 1/final close-out for the Dundee Cottages infrastructure with Johnson-Laux in the amount of $127,473. This project installed the underground utilities and above-ground infrastructure at the Dundee Cottages site for a tiny home community to assist the homeless. The work included installing the water and sewer for the site, clearing and grading, removal of debris and poor soils, bringing in suitable soils, landscaping, and hardscapes. The site lighting was installed by Georgia Power on a separate contract. This final closeout modification is needed for the removal of additional unsuitable debris found at the site over the contract allowance, revisions to the site plans to accommodate an updated building footprint including additional grading and the installation of a knee wall, and additional utility underground work for electrical, water, and sewer. The original contract amount for the project was $3,241,415 and the new contract amount is $3,368,888. This final closeout modification is 3.7% of the overall contract amount and the overall project came in under budget. 

 

The State of Georgia’s job order contract will be used to perform this project to meet time constraints and City ordinance requirements. The State of Georgia’s job order contract is considered a convenience contract that is available for use by all State, City, and County public entities. The purpose of this contract is to provide multi-traded general construction services to accomplish small to medium-sized projects for repair, alteration, modernization, rehabilitation, renovation, and minor new construction to infrastructure, buildings, structures, or other real property. The State of Georgia used a competitive bidding procedure to select contractors to perform these services for this project. 

 

This contract was originally approved by the Council on August 25, 2022, in the amount of $3,241,415. The total amount of this contract to date, including this modification is $3,368,887.65.
