This is the first of two related agenda items.

During review of a request to rezone 401 Carolan St and 0 Cleland St (File No. 18-005515-ZA), the MPC staff determined that the existing Future Land Use Category of Residential Single Family does not match the existing multiple residential duplex structures on the property or the proposed rezoning request.  The properties (PIN(s): 2-0021-02-0 44; -047; -048) contain a total of 13.78 acres.  The portion proposed to be rezoned to P-RM-40 will be in the Residential General Future Land Use Category and the the portion proposed to be rezoned to I-L will be in the Industry Light Future Land Use Category (File No. 18-006425-CPA).

The Chatham County - Savannah Comprehensive Plan provides the following definitions for the Future Land Use Categories:

Industry – Light: Areas supporting warehouses, wholesale facilities, and the manufacturing, assembly or production of parts and products, primarily from previously prepared materials, that may require intensive truck traffic and outdoor storage but that do not produce noise, odor, dust, or waterborne contaminants above ambient levels.

Residential – General: Areas with a wide range of residential uses including multi-family dwellings, attached dwellings, small lot single-family dwellings at densities greater than 10 units per gross acre.

Residential – Single Family: Areas identified for single-family detached residential dwellings at a density not to exceed eight units per gross acre.
