Motion to Consider Amendment to Future Land Use Map for 1.03 acres on Limerick Street (MPC Reference File No. 16-005585)
Description

An amendment to the Comprehensive Plan Future Land Use Map to change the land use classification from General Residential to Commercial Suburban for 1.03 acres of land on Limerick Street behind the Whole Foods Shopping Center on Victory Drive (Property Identification Number 2-0083 -05-005).

This amendment is related to a rezoning petition (File No. 16-005546-ZA) submitted by Phillip McCorkle as Agent for 31 North Real Estate Investors to develop the site for a climate-controlled mini storage warehouse structure. The map amendment/rezoning is also on the agenda to change the zoning classification from P-B-H (Planned Highway Business) to P-B-G (Planned General Business – Site Plan). The zoning classification must be consistent with the Future Land Use Map classification.

The case has been in abeyance since November 22, 2016, at the petitioner’s request.

Recommendation

The Future Land Use Map should only be amended if the corresponding Rezoning request on Limerick Street is approved.  

The Metropolitan Planning Commission recommends Denial of the petitioner's Rezoning request on Limerick Street due to the following findings:  

  • The proposed zoning district would permit uses that would adversely impact adjacent properties.
  • The proposed zoning district would permit uses that would generate a type of traffic mix that is incompatible with the surrounding land use.
  • The proposed zoning district would permit development that is inconsistent with the comprehensive land use plan.
